Do you live in Broadmead?
We are house shopping and went to an open house today in Broadmead. We loved the house and the trees around. I lived in Broadmead with my parents many many moons ago but wonder about it from today's parent's perspective. Anyone with any input? Thanks.

Hey. I live in Broadmead - we have a few homes on sale in the area which are renovated very beautifully - a couple stand out in the next streets to us - one even on a cul-de-sac! Broadmead is a fantastic area to move into - there are loads of young families moving in..trails, parks and open spaces not to mention the great schools. I see kids playing in the cul-de-sacs and there are street parties on a few roads too...it is an expensive area to move into as the homes are older and need renoing - so if you see a reno'd house jump to it if you can as they come far and few between.. we have reno'd too and it was hard work! Our friends would love to move into a house in the area as they come to ours with the kids...

There are many pros to moving to Broadmead but the biggest con is that our peeps are in OB. and that is a pretty tough one to get around.

I'm just laughing at this comment. You're really comparing Broadmead to Langford? Sort of like comparing night and day, don't you think? Broadmead has expensive real estate, Langford has mostly cookie cutter brand-new 'affordable housing'. You can't compare. Sorry, I thought this was really funny. Similar housing in both areas there's about at least a 300K difference. You pay for the area. Langford is a dime a dozen

I have friends in Broadmead and I can't think of too many reasons not to move there, other than the extremely high property taxes, and there may be possibly covenants that you may or may not like.

I can certainly think of one reason to consider seriously before buying in Broadmead which is as mentioned by an earlier poster and that is the covenants. There are many rules and regulations that must be followed. These of course can be to the benefit of the community but they may not be favourable for some people.
There are many beautiful homes and properties in Broadmead with large, lovely private yards.

We looked in the area and know many that live there. In the end we were not able to find a large enough house that was not too dated. You may have more luck needing a smaller place. if you are open outside of oak bay I would look in my new hood, the houses are gorgeous and the area has many features that also make oak bay great. There are a few really nice ones that just came up. The school in our area and broadmead are great

Most houses in broadmead that I have been in are 90's. Personally, I would pick older with character or brand new over 90's.

I don't live there so I can't help you from that perspective but Broadmead and Cordova Bay are our 'dream' neighbourhoods. I'm not as much a fan of Sunnymead...very peach stucco and a different 'vibe'.
Beautiful area, lots of great walking/running/riding trails, excellent schools, Commonwealth Place with the library very close, close to the beach. Broadmead Shopping Center has everything you need and you're close to both the peninsula/airport/ferries and town. If you chose Broadmead, you wouldn't lose touch with your Oak Bay peeps. It wouldn't take any time for you to get there or vice versa. Royal Oak turns into Shelbourne quickly and then you're a hop skip and a jump away. Oak Bay offers a certain vibe and 'feel' and Broadmead's vibe is definitely more West Coast'y but as great (well, I prefer it but that's just me).

You're right Broadmead does have a westcoast vibe. We were gaga over the tall evergreens out the windows. We don't have that here.

Would you be moving the kids to a school in the area? B and E will be going to Cordova Bay next year, I've heard great things about Lochside too. I do love it out our way, close enough to everything but far enough away from some things
